Vivian Gueler, Tesoro Transformations
Residential Flipping Consultant
Thinking of flipping a house? What you see on television is only a small part of what really happens when you go through the house-flipping process. Successful house flipping requires much more than finding a property and making it look beautiful—it’s about knowing what to buy, understanding renovation costs, managing a project, and, most importantly, protecting your profit.
With more than 25 years of experience in real estate and years of hands-on experience restoring and transforming homes, I’ll give you a realistic, behind-the-scenes look at what it actually takes to flip a house successfully.
In this 1.5-hour consultation, offered over Zoom or in person if you’re in Los Angeles, we’ll walk through the key decisions you’ll face—from evaluating a potential property and understanding renovation costs to planning the project and determining whether the numbers make sense. My goal is to give you the knowledge and perspective you need to make informed decisions before putting your money into a project.
Based in Los Angeles, Vivian Gueler has restored and transformed homes since 2018 alongside her longtime business partner, Meadow Goddard. Together, they have renovated a collection of residential properties, with Vivian focusing on construction/project management and Meadow taking the lead on design. Working predominantly in the Mid-City, they have a particular appreciation for historic Spanish, Craftsman, and Mid-Century architecture.
Their approach begins with a home’s original character and inherent potential. They preserve the details that give each property its sense of history, pairing old-world finishes and timeless craftsmanship with modern amenities and the ease of contemporary living.
The result is a considered balance of past and present: homes that honor their architectural roots while feeling functional and distinctly livable today.
